Could Jacksonville’s blight problem fulfill the demand for affordable housing?

I wished my answer could be YES.

But, Jacksonville has so much unmet demand for affordable housing. More than 70% of households making less than $32k do not have affordable housing in Jacksonville.

Although I know the blight problem alone can not fulfill the demand for affordable housing, I am confident that it can put a dent in the demand and improve the lives of many working class families.

For the last several years, I have been helping about three working class families a year become homeowners for less than what they pay in rent. This cost savings of $200 or more a month gives them more margin in their budget and more peace in their life.

My goal for 2019 as The Jacksonville Affordable Housing Guy is to help 20 working class families own their own home.  To make that reality, I am getting started now.

Because of the Dodd-Frank Act limitations and the funding requirement ($26k per house), I am looking for people who would be interested in investing in real estate to help working class families.

Did your rent go up? Jacksonville rents jumped 7.8% in Janaury

Every year, rents go up and everyone who rents knows that.  It is always amazing how rent always out paces income increases.

How to overcome the Down Payment Roadblock

One of the biggest road blocks to buying a house is the down payment.  Often, the down payment is what scares people off the American Dream of home ownership.  Knowing that most loans require 10% down can be very intimidating. Fortunately there are several resources to help qualifying people with their down payments.  Here are a few:

City of Jacksonville’s Head Start to Home Ownership Program

A program that provides down payment and closing cost assistance in the form of 2nd or 3rd mortgage for qualifying families at 0% for ten years. If you still live there and have not refinanced, the loan is forgiven. If the home is sold or refinanced, the amount of assistance is paid.

5 Different Down Payment programs that vary from 3% grant to $7,500 to $15,000 are described including the requirements to qualify.  Check it and see if one is right for you.

Down Payment Reduction Credits Program

The Jacksonville Affordable Housing Guy created the  Down Payment Reduction Credits Program which is aimed at keeping more money in the new home buyer’s wallet.  Just by filling out the Contact Form, a person receives a $500 Down Payment Credit. By participating in FREE Home Ownership Coaching Call will earn another $500 Down Payment Credit.   There are several more ways the Down Payment Reduction Credits Program can reduce a down payment by up $3,500.

The Jacksonville Affordable Housing Guy wants to salute Martin Luther King, Jr. for all he did to help America become a better a nation.    I just rewatched his most famous speech.

We have come a long way but still have a long way to go.  As Martin Luther King said, “We should not be satisfied until until Justice rolls down like water and righteousness like a stream.”  My prayer is that all Americans become unsatisfied with sad state of race relations and begin to work togather to make the changes so all people are treated equal which will require us to change perceptions, systems and laws.  To do this, we will have to change our mindset (we have to learn how somethings are working unfair for a large segment of our country), change our heartset (we have to care enough about the segment of people not being treated right to do something), and change our handset (we have to sacrifice time, money and resources to make the changes necessary). I hope to be a part of the movement when it gets started.  As I wait for it to get started, I am going to do my part as a small business owner to help as many people as possible to enjoy the American dream of home ownership.

Do you have affordable housing?

To find out, I will show you to figure it out in four easy steps.

  1. If you get paid every two weeks, grab your last two pay stubs. If you get paid every week, grab your last four pay stubs.
  2. Add up the gross amount of your pay for each period.
  3. Take that number and multiply it by .30
  4. Is the new number more or less than what you pay for rent or mortgage? If it is less than, you do not have affordable housing. If it is more, congratulations for having affordable housing.

Why is affordable housing important?

People without affordable housing are more likely to have to chose between rent vs. food, rent vs. medicine, rent vs utilities.  1 in 4 Duval County children suffer food insecurity.
